Can you believe it has already been three years since so many buyers were out trying to find a home to take advantage of the First Time Buyer Tax Credit? I couldn’t either until I started getting calls from past buyers trying to remember the exact rule on how long they have to own their home before they can sell and not have to repay a portion of the $8,000 they got as a tax credit.

According to the IRS.gov website, if you received the $8,000 first time buyer tax credit, you must occupy your home for three years in order to not have to pay back the credit. If you do sell before those three years are up, you must then repay a portion of the credit you received. And of course there are other loopholes and exceptions so before making any decision it

My buddy Darlene Drennon with Guild Mortgage sent me this chart the other day. When you see these statistics in a graph form, it's pretty remarkable to see how today's interest rates are the lowest they've been in the last 30 years! For all of the 1980's rates were above 10%. Yikes.

I think its food for thought for anyone wondering if now is a good time to get off the fence regarding a home purchase or refinance. Download a copy of the chart here.

What quick fixes are there to get the most money out of my Denver home? It is a question I get a lot when meeting with sellers who are ready to put their house on the market, and one of the first things I look at is if there are any brass fixtures, door handles or outlets in the house.  Brass fixtures were fashionable a couple decades ago but those bright, shiny tones now scream cheap and out dated to potential buyers.

So if you want a quick fix, look around your house and see if you have any brass. Most outlet covers are easy to change out and only require a screwdriver. It was announced this week that a major settlement was agreed upon with the nation’s five largest loan servicers including Wells Fargo, Bank of America, Citi, JP Morgan Chase and Ally/GMAC. The settlement will provide as much as $25 billion to help distressed homeowners and participating states and governments. The agreement settles state and federal investigations finding that the country’s five largest loan servicers routinely signed foreclosure related documents outside the presence of a notary public and without really knowing whether the facts they contained were correct.  Both of these practices violate the law.
