The housing market in Denver was phenomenal in 2014, and is expected to continue to be even better in the new year.  Denver is expected to have one of the top 10 best real estate markets in the country with home sales expected to be up 14%.

To recap the market in Wheat Ridge

  • 2014 saw a total of 508 homes sold with the highest being two homes that closed just over $1 million.
  • The average price per square foot sold was $203 for above-ground square footage and $158 when you include basements
  • The average total days on market was just 29!
  • Homes sold for 97% of their original asking price
  • The average home sale was about $278,000

Yes, you read that right. Renters in Denver need to make $35 an hour to afford a median priced rental. $35 an hour is 4 times the minimum wage in Denver and is no small amount, especially for those just out of college and new to the area so it definitely caught me a little off guard.  When you think about how many apartments are being built in Denver you would think that this number would be coming down soon. But even with the influx of new rentals to the market, vacancy rates continue to fall and rental rates continue to climb.
