Happy PrideFest 2017, Denver! We have a lot to celebrate - after all,  Denver’s first Pride Parade dates all the way back to 1976 and the city boasts an inclusive atmosphere throughout its neighborhoods, an environment that has slowly evolved over years of social progress. In honor of Denver PrideFest 2017, Live Urban Real Estate’s Live Proud has uncovered some juicy gay real estate information.

This month, Trulia cross referenced U.S. Census Data and OkCupid’s available dating information. What they discovered was quite interesting… neighborhoods with high “pride scores” (a zip code in which a comparatively high percentage of gay singles and couples live) tend to sell real estate at a higher cost per square foot: $86 more per square foot than

If you were visiting somebody in Denver, where would you rather wait for a ride -- outside door 410 at DIA or inside Union Station? I know. Me, too. So why the heck are you still picking people up at the airport?

Tell your friends and family to take the A Line to Union Station and you'll get there when you get there. They won't mind. They can grab a cocktail and play table shuffleboard. They can get food at some of the best restaurants in town. They'll be having so much fun, they won't even complain if you're late.

And you won't complain, because you'll be saving yourself over an hour in the car. When you live west of Denver, you're pretty much passing by Union Station on the way to the airport. There's already way too much traffic on that

Genesee Colorado Real Estate Offers the Best of Both Worlds

The decision to move west of Denver is almost always related to the mountains. My buyers want to be closer to the places where they hike, bike, ski and ride, and they want more than a passing, distant glimpse of the hills. If you want to live IN the hills, but still have easy access to the city, Genesee Colorado is where you need to look.

Homes and neighborhoods in Genesee are surprisingly varied. Condos in the Village at Genesee can sell for under $300,000. On the other end of the spectrum, some of the most beautiful luxury homes in all of Denver are in Genesee, most with jaw-dropping views of the foothills and the city.

If you drive by Genesee and think that you don't want to live that

Here's my new West of Denver listing in Lakewood. It's very rare to find horse property so close to downtown Denver. As an added bonus, it's an easy walk to shopping and restaurants in Belmar. I know, I know...it's too much to take in. Take a deep breath and keep reading.

There are 3 beds and 2 baths upstairs and 2 beds and 1 bath in the walkout basement (1 bedroom non-conforming). The main floor is almost all hardwoods and there is a master bath. Overall, it's a cool mid-century ranch that has some mid-mod features and it's in great condition.

The lot is a freak of nature in the best of ways -- 1/2 acre that backs to Weir gulch, so you have lots of huge trees and privacy. If you have horses now, or if

Live large in a mid-century ranch with a walkout basement, on a half-acre horse property, only 15 minutes from downtown? Way!

This is a rare opportunity to own horse property so close to the city and 5 doors down from miles of riding trails in Belmar Park. The main floor of this charming, clean ranch features wood floors, 3 bedrooms (including a master suite), kitchen, dining and a big, beautiful brick fireplace in the living room. The full, walkout basement is full of opportunity.

The heavy lifting has been done, with a large family room, 2 bedrooms (1 non-conforming) and a 3/4 bath. Put your own shine on it and you'll have all of the bright, beautiful space you need inside to match the exceptional setting outside, backing to Weir Gulch. No

There aren't many neighborhoods around Denver that have big lots and big trees. Applewood is one and that's why so many people who want to live West of Denver move to Applewood.

Or Applewoods. There are a handful that makes up what we call Applewood, which fall in either Wheat Ridge, Lakewood or Golden. The homes are mostly mid-century, with a little newer construction sprinkled in here and there. There's a good variety in design, so Applewood is not boring. However, that variety includes some bad. I've seen a number of floor plans and "features" in Applewood that make absolutely no sense. If you've been looking at real estate long enough, you know that when a Realtor describes a home as "unique" in the listing, 9 times out of 10 it's completely wacked

It's tricky to find a good hike for visitors from out of town. You want to show them why you love living in Colorado, but you don't want to kill them, especially if they're coming in from lower elevations. Here's my favorite spot to take flatlanders for a beautiful hike that shows off Colorado without much elevation change.

If they can take a little climb, hit Tower Trail and check out the view from its namesake. Just like most trails that are close to the city, you'll have a little more solitude on a weekday.

If you'd like to live down the road from the lower trailhead in Morrison, you'll want to check out the Willow

I'll be doing a more complete video about Genesee, but here's a little talk about why it's one of the best places to live WestOfDenver. You really feel like you live in the mountains in Genesee, so this could be your new mountain home, while being only 25 minutes to downtown. 25758 Summergreen Lane (an ironic address for this video)  is a lot of beautiful home for the price. You'll use the three fireplaces on days like this, and there's a 2.1KW solar panel system that is owned, not leased.

Wanna see the inside? Go to http://summergreenlane.com. Wanna see it in 3D? Send me an email: Dave@LiveUrbanDenver.com.

25758 Summergreen Lane, Golden, CO 80401

$539,000.

Fantastic value for a big, beautiful home in Genesee.

You're just 24 minutes from downtown, 39 minutes from the lifts at Loveland, and an easy walk to Ralston Elementary. Great floor plan has a luxurious master suite with a fireplace and two walk-in closets upstairs, along with two more bedrooms joined by a jack and jill bath. There's plenty of space to cook, eat and hang out in front of two more fireplaces on the main floor, in addition to an office, full bath and laundry.

The walkout basement brings in lots of light and is finished beautifully with a wet bar that has a copper top and a beer tap. There's more living/playing space downstairs and a guest suite. 2.1 KW solar panel system
